Buying a Landmark Condo in Port Chester, New York

In addition to the apartment complex, the developer is also developing a nearby shopping center and a senior housing development, both of which will open in the coming months. The company is planning to invest $70 million in the development, according to an official release from Dawn Homes.

The landmark condo owners have been trying to comply with the village’s building department, but they said the process has been complicated. And, they said, the building department has been insensitive to their concerns. They’ve spent about $100,000 in the last several months to fix code violations, but the village has issued them a court summons because they haven’t been up to speed.

Having a valid Certificate of Occupancy (CO) is essential for relocating to a new place or selling a property, but the Landmark condo has been held up by issues with the building department. Owner Frank Troha told the Port Chester Board of Trustees that he has suffered health problems from not being able to get a CO, and it’s affecting his ability to buy other properties in Connecticut.

He’s contacted the Landmark condo board about the issue. They’re asking the Board of Trustees to work with the village’s building department and find a way to expedite the process of getting a CO.

They’re also asking for more communication from the building department and to help find solutions to the problem. The building hasn’t tested its fire sprinklers in years, they say. They also need to be inspected and certified by certified professional before the building can be used for occupancy, they say.

The landmark condo was built at a time when investors sought lavish finishes and different design. Its two towers meet at the top to create penthouse suites that rival some of the most opulent designs in Hawaii. It also boasts one of the strongest value propositions in the area.
